Chimney surveys in Aveley

About our chimney survey in Aveley

If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. We survey brick chimney stacks, flaunching and shared and party-wall stacks, and the problems we are asked to look at most are signs that a stack is leaning and unused flues sealed without airflow.

Around Aveley, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Chimney surveys around Aveley

With Rainham Hall about 2.9 miles north-west, Aveley sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For site and facilities teams at buildings such as Ormiston Park Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Belhus shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Aveley is about 4 miles west of Grays, in Thurrock. We survey roofs in Aveley and the rest of Thurrock. Aveley is one of the places in Thurrock we cover. There is also a page for London.

What this survey cannot tell you

A survey is a careful look at the chimney stack, but it can’t do everything. Its limits include:

  • Flue inspections or sweeping
  • A structural engineer’s assessment
  • Checks on boilers, fires or their flues

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours at a house, as part of a look at the roof around the stack. For a survey in Aveley, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Jot down any questions you want answered
  • Check the loft hatch can be reached
  • Keep pets in another room

Signs you need a chimney survey in Aveley

Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

Typical things we’re asked to look at include:

  • Spalled or crumbling bricks
  • Damp patches on chimney breasts
  • A chimney out of line
  • Lifted or split lead flashings

For businesses in and around places such as Lakeside Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Before booking any roof surveyor

  • Whether VAT is in the quoted price
  • Which parts of the roof they’ll actually see
  • When you will get the report
  • What experience they bring

Aveley questions

I let a flat near Purfleet station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you come out to Aveley?

Yes. Aveley is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

What does a roof survey cost?

Our price is from £150, including VAT. You’ll know the price for your roof before booking. For a price, call 07833 053749 or use the contact form.

How can you see the top of the stack?

We look from ground level, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
