Roof surveys for homes and businesses in Bulphan
We inspect what can safely be seen: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You do not need to do anything except give us access. Everything we see is photographed for the report. We survey chimney stacks, lead flashings and clay and concrete tiles, and common reasons people get in touch are condensation or damp timbers in the loft and cracked mortar along the ridge.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Bulphan, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.
Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Bulphan questions
Are there drone restrictions around Bulphan?
Typically it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Can a landlord with a rental near West Horndon station book a roof survey?
Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or email us and tell us about the building, including who will give access on the day.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Does the weather affect the survey?
Light rain doesn’t usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
What you can safely check yourself
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Why act early in Bulphan
A small roof defect normally gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What happens on the day
We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take between one and two hours at most homes, or half a day or so for a commercial building. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit

Bulphan homes and their roofs
The coast is about 5 miles or less from Bulphan, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations (that is a structural engineer’s job)
- The condition of the rest of the building (that’s a RICS home survey)
- What’s under the slates, tiles or felt
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Signs you need a roof survey in Bulphan
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.
Signs worth acting on include:
- Cracked or blistered flat roof coverings
- Leaking gutter joints and downpipes
- Lifted, split or missing lead flashings
- Water stains on rafters and ceiling joists
Anyone responsible for a site like Bulphan Church of England Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
