Roof surveys in Hutton Mount

How a roof survey works in Hutton Mount

We inspect everything that’s safely in view: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You do not need to do anything except give us access. Everything we see is photographed for the report. If you are worried about valley linings that have cracked or split and standing water on a flat roof, we can find out what’s behind it.

Around Hutton Mount, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

  • Confirmation of asbestos in soffits or cement sheets

Hutton Mount: your questions answered

Does a conservation area affect roof work in Hutton Mount?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Shenfield station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building, including who will give access on the day.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you tell me how long my roof will last?

We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

What happens on the day

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for most homes, depending on how many separate roofs there are. With a bit of garden around a house, as there frequently is around Hutton Mount, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Tell us about any leaks, stains or damp patches you know of

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Around Hutton Mount, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

How the survey changes by roof type

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks often start there.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Mention any damp patches when you book
  • Ask about a flat roof on an extension or garage too
  • Check the roof from ground level after storms
  • Photograph stains when they appear

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Common roof problems in Hutton Mount

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

Look out for signs like these:

  • Cracked or blistered flat roof coverings
  • Loose ridge or hip tiles
  • Worn lead at chimneys and abutments
  • Valley linings that have cracked or split

The streets around a church such as St Peter's are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before you book any roof surveyor

  • Their track record with similar roofs
  • When you’ll get the report
