FAQs for Hutton
Is my home in Hutton listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Hutton within the area you cover?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Do you inspect the roof from on top?
Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you check whether my roof contains asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Roof survey in Hutton: what you get
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. If you’re worried about gutters that overflow in heavy rain and flashings that have come away from the wall, a survey will tell you what’s going on, whatever the roof.
Around Hutton, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Why it’s worth a survey now in Hutton
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. Blocked gutters on homes around Hutton overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we do, step by step
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes between one and two hours for most houses, and longer for a large or complex roof. For a survey in Hutton, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe viewpoint, inside and out.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Before the survey
- Note where any stains or damp appear
- Make sure we can get to the back of the property
- Agree roof access with the managing agent if it’s shared

Advice
Roof surveys around Hutton
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Trees in and around Hutton Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For landlords with property near Shenfield station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Willowbrook Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

What affects the price in Hutton
To price your survey, we look at:
- The roof’s overall size
- Which survey package you book
- Whether thermal imaging or a drone is needed
- Height and safe access
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.
Booking your survey
Getting the details right at the start saves time. Please include:
- The property’s address and postcode
- Where any leaks, stains or damp patches show inside
- Any deadline, like an exchange date
- How the loft is reached, if there is one
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or send us an email.
What a roof survey does not cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- A structural engineer’s report
- Confirmation of asbestos in soffits or cement sheets
- A full building survey of the property
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

Different roofs, different checks
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.
Can I check my roof myself?
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
