Roof survey in Ingrave: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We are frequently asked to look into gaps in the roof where coverings have gone and gutters that overflow in heavy rain, across flat roofs, ridges, hips and valleys and chimney stacks.

Some older homes in villages like Ingrave are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Why it’s worth a survey now in Ingrave

Leaving it means relying on what you can see from ground level. You might pay for work that does not fix the real problem, or to a real problem being missed. We tell you what’s really needed. In a small place like Ingrave, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Take photos of any leaks as they happen
  • Mention any damp patches when you book
  • Watch for slipped slates after bad weather
  • Don’t climb onto the roof yourself

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Roof surveys around Ingrave

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and a good many post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look. Ingatestone Hall, about 4.5 miles north-east, is one of the historic houses in the wider area around Ingrave. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Brentwood station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of St Nicholas: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings such as Brentwood County High School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What affects the cost of roof surveys

A few things affect what a survey costs:

  • Whether it is a home or a commercial building
  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before you book.

Booking your survey

A little information up front helps. Please include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Access details, such as a loft hatch or a shared roof

We confirm the price for your roof before you book, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or use the contact form.

The survey, step by step

Safety comes first on every visit. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Ingrave can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • If you are buying, check with the agent that we can get in
  • Note where any stains or damp appear

Related advice

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Landlords, agents and block managers in Ingrave

Freeholders and residents’ companies use a roof report to plan and budget.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Ingrave questions

Do you survey roofs for landlords with property near Brentwood station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Ingrave?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is Ingrave in your area?

Yes. We carry out roof surveys in Ingrave, and the service is the same as everywhere else we work.

How long will you be at the property?

On site, it usually takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Report times depend on the package.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or send us an email.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
