  • Any deadline, such as an exchange date
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work

Pre-purchase roof survey in Ingrave

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. We survey lead flashings and valleys, clay and concrete tiles and gutters and downpipes, and people most often book us about quick fixes on flashings and valleys and gutters choked with leaves and moss.

Being in a small place like Ingrave makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Ingrave often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors
  • Leave a clear route to the loft

What we look for on each type of roof

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.

Questions from Ingrave

Is Ingrave within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do you cover Ingrave?

Yes. We work right across London and the South East, and Ingrave is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

Does your survey replace a RICS home survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

What if it rains on the day?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Which days do you carry out surveys?

We carry out surveys seven days a week. To arrange a date, call 07833 053749 or drop us an email.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Do you need to go inside the property?

Where possible, yes. We look in the roof space where there is safe access, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Ask who repairs the roof under the lease
  • Book once your offer is accepted
  • Ask for loft access on the day
  • Notice patches of new decoration in top-floor rooms

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Buying a home or a new roof in Ingrave

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. About 4.5 miles north-east lies Ingatestone Hall, a reminder of how long the area around Ingrave has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St Nicholas, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Brentwood station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Leave it or get it looked at?

A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. In a place like Ingrave, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.
