Gutter survey in Brook Street: what you get
Gutters are typically fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. We survey parapet and box gutters, outlets and hoppers and valley gutters, and common reasons people get in touch are cracked or loose downpipes and leaks at the gutter joints.
Somewhere as small as Brook Street, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

- Confirming asbestos in older rainwater goods
- What’s behind fascias and inside walls
- Gutters out of sight from every safe vantage point

Brook Street: your questions answered
Is Brook Street within the area you cover?
Yes. Brook Street is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Can a landlord with a rental near Brentwood station book a roof survey?
Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and tell us about the building.
Will you go up on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.
When is the best time for a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Common roof problems in Brook Street
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
We’re often asked to look at:
- Hoppers and outlets full of debris
- Leaking or loose downpipes
- Overflowing eaves gutters
- Valley or box gutters that overflow inside
Anyone responsible for a site like Holly Trees Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

How the survey works
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. The survey usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Brook Street can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.

- Findings are photographed and set out in a written report.
