Pre-purchase roof survey in Brook Street, Essex

Pre-purchase roof survey in Brook Street
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. Common reasons to book are ponding, blisters or splits on a flat roof and blocked or leaking gutters, on clay and concrete tiles, the roof space and chimney stacks.
Being in a small place like Brook Street makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Practical tips
These tips come from what we see on roofs every week:
- Give your solicitor a copy of the report
- Ask when the roof was last worked on
- Look for fresh paint on upstairs ceilings at viewings
- For a flat, check who is responsible for the roof
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
What we cannot see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether timbers meet design loads
- Faults hidden behind ceilings, boards or coverings
- A valuation or a promise of a lower price
If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.
Roof types and parts we check
- Gutters and downpipes
- Chimney stacks
- Natural slate
- The roof space
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- Clay and concrete tiles
How it works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Older rural homes like those around Brook Street can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You book once your offer is accepted and let us know the address and your timetable.
- Access is arranged through you, the agent or the seller.
- We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- Mention any parking restrictions on your street
- Leave a clear route to the loft

Brook Street: your questions answered
Do you carry out roof surveys in Brook Street?
We do. The survey and report are the same in Brook Street as anywhere else, and visits run on weekdays and weekends.
Will you come out to Brook Street?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
What’s the best way to book?
It is easiest to phone 07833 053749 or email us. Give us the address and some details about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.
At what stage of buying should I get the roof surveyed?
After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we will help you choose.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We check the parts we are given access to.
Brook Street homes and their roofs
Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
For landlords with property near Brentwood station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to Church of St Peter: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Hare Hall, about 3.2 miles south-west, is one of the historic houses in the wider area around Brook Street. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
Brook Street is about 2 miles south-west of Brentwood, in Essex. Bookings from Brook Street are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Essex. You can also see our page for Chelmsford.

Different roofs, different checks
Chimney stacks
We inspect the outside of the stack, and it isn’t a flue or gas safety check. If a flue needs testing, we will suggest who to ask.
Lead flashings and valleys
Many leaks start at a flashing, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.

What affects the cost of pre-purchase roof surveys
A few things affect what a survey costs:
- How complicated the roof is, with its valleys, chimneys and parapets
- The roof’s overall size
- House, block, shop or office
- Extensions, dormers and garages with roofs of their own
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
What helps most when you contact us:
- How the loft is reached, if there is one
- Any marks or damp showing indoors
- The type of building and roof, like pitched or flat
- Any deadline, such as an exchange date
Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.
What happens if roof problems are left?
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.
