Pre-purchase roof surveys in Harold Park: local notes

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses such as Hare Hall, about 1.7 miles south-west, show how far back building in the area around Harold Park goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If your home is one of the older ones in the streets near St Paul, the roof may have had decades of patch repairs, and the survey shows where they are.

Pre-purchase roof survey in Harold Park: what you get

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. If you are worried about slates or tiles that have slipped or gone and loose pots and cracked flaunching, we can find out what’s behind it, whatever the roof.

In a smaller place like Harold Park, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you’re buying or signing off new work, those edges deserve a proper look. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Leave it or get it looked at?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Around Harold Park, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. A visit to Harold Park is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • Jot down any questions you want answered
  • Keep pets inside or away from the areas we are looking at
  • Show us where any leaks or stains appear

Harold Park questions

Does a conservation area affect roof work in Harold Park?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Harold Park within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Tell us about it as you book and we will plan the survey around it.

How long does the survey visit take?

On site, it normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • A valuation or a promise of a lower price
  • Anything beyond the roof, which a full home survey covers
  • Structural calculations (that is a structural engineer’s job)

Common roof problems in Harold Park

Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.

Things that often lead to a survey include:

  • Standing water on a flat extension roof
  • Gaps where slates or tiles have come loose
  • Cracked flaunching or crumbling chimney pointing
  • Sagging ridge lines or uneven roof slopes

If you let a flat or house near Harold Wood station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions to ask before booking

  • Is VAT included in the price?
  • Are they insured for the work?
  • How soon the report will arrive
  • What exactly goes into their report
