Pre-purchase roof surveys near Romford

Pre-purchase roof survey in Romford: what you get

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. We survey natural slate, chimney stacks and clay and concrete tiles, and the problems we are asked to look at most are quick fixes on flashings and valleys and flashings that have lifted or split.

In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in Romford, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the cost of pre-purchase roof surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Booking your survey

If you can, have these to hand when you get in touch:

  • Any photos you have, taken from ground level or a window
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

A quick phone call is normally the easiest start: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Roof by roof

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.

Your questions about pre-purchase roof surveys in Romford

Does a conservation area affect roof work in Romford?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can parking be tricky for a visit in Romford?

Typically it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

What we do, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Buyers: confirm access with the estate agent or seller
  • Point out any leaks or damp patches

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Useful tips for Romford property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Ask who repairs the roof under the lease
  • Check we’ll be able to get into the loft space
  • Notice patches of new decoration in top-floor rooms
  • Ask when the roof was last worked on

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

What a pre-purchase roof survey looks like in Romford

The wider area around Romford has a long history of building, with Hare Hall about 1.4 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you live in an older home near Parish Church of St Edward the Confessor, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Romford station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Controlled parking zones are common in London, so mention any permit rules for Romford, along with any off-street space.

Why act early in Romford

A mortgage valuation isn’t a roof survey. It looks at whether the property is suitable security for the loan, and it will not look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.
