Pre-Purchase Roof Survey in Rise Park
Not sure what state the roof is in? You can book a pre-purchase roof survey in Rise Park and across Greater London, with plain-English findings.
- Gaps where slates or tiles have come loose
- Patch repairs that may hide an ongoing problem
- Sagging ridge lines or uneven roof slopes
What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Asbestos testing of any kind
- Whether the price should change, which is between you and the seller
- A structural engineer’s report
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

Pre-purchase roof surveys for homes and businesses in Rise Park
A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you’ve noticed quick fixes on flashings and valleys and gutters that overflow or drip at the joints, we can find out what’s behind it, whatever the roof.
In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Rise Park, or for new roofing work there, those junctions deserve a careful look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours for a house; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before the survey
- Make sure pets are kept safely away
- Let us know about parking near the property
- Have any paperwork from past roof work to hand

How the survey changes by roof type
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.
Rise Park homes and their roofs
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Hare Hall about 1.3 miles south-east, Rise Park sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you own a rental within reach of Gidea Park station, a roof report gives you a clear picture before you buy or settle up with a roofer. As a London address, Rise Park can be tricky for parking: let us know about parking bays, permits or a driveway when you book.

What we’re asked to look at in Rise Park
Gutter problems frequently look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we check.
A survey makes sense if you’ve noticed:
- Chimney mortar that has eroded
- Standing water on a flat extension roof
- Roof slopes that look uneven or sagging
- Worn or lifted lead flashings
Take an older house close to St James: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Your questions about pre-purchase roof surveys in Rise Park
Are there drone restrictions around Rise Park?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.
How do I find out if my home in Rise Park is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
How long does a pre-purchase roof survey take?
It typically takes an hour or two at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Is a roof survey worth having alongside a home survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
Will you need to get into the loft?
If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If we can’t get in, the report says so.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
