Landlord roof surveys for homes and businesses in Romford
We survey let and shared roofs in Romford and across London and South East England. A visit usually takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Everything is inspected as far as it can safely be seen, and by drone where it’s applicable. A written report with photos follows. We survey shared roofs, rented houses and converted houses, and people most frequently book us about standing water on a flat roof and chimney stacks in poor repair.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Romford are no exception. Shared chimney stacks and the lead around them are just as important to check.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

DIY checks: what’s safe
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
Roof by roof
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes where they can be seen.
Pitched roofs on houses and blocks
Ridges, hips and verges take a lot of weather and get close attention.
What we do, step by step
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours at a typical home, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- Jot down any questions you want answered
- If the roof is shared, arrange access with whoever manages the building
- Keep pets out of the way during the survey

Romford homes and their roofs
Hare Hall, about 1.4 miles north-east, is one of the historic houses in the wider area around Romford. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Romford is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live near a park like Lodge Farm Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you look after a building such as Concordia Academy, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Romford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Useful tips for Romford property owners
From years of surveys, a few habits stand out:
- Check your lease or ask a solicitor about who pays
- Act on high-priority defects quickly
- Keep past survey reports with the building’s records
- Ask residents to report damp right away
The report can feed straight into a maintenance plan. Urgent items can be dealt with first and plan the rest over time.
Keep the roof space accessible so the roof can be checked from inside. Clutter around the hatch slows things down.

FAQs for Romford
Will parking be an issue for a roof survey in Romford?
Usually it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.
Is my home in Romford listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
How do I book a survey in Romford?
The quickest way is to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof. Surveys run on any day of the week.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Is the report suitable for a maintenance plan?
Yes, that is one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.
Is a landlord roof survey the same as a full building survey?
No. Our survey covers the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
What affects the cost of landlord roof surveys
Not every roof costs the same to survey, and it comes down to:
- The package you choose: Basic, Standard or Premium
- How big the roof is
- How many separate roofs there are, like extensions, dormers and garages
- Chimneys, valleys, parapets and other details
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
