Gutter surveys for homes and businesses in Sibley's Green

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at sagging gutters and loose brackets and gutters overflowing in heavy rain, across downpipes, outlets and hoppers and fascias and soffits.

In a village or hamlet like Sibley's Green, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

When to book a survey in Sibley's Green

Plenty of tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.

Signs worth acting on include:

  • Dripping or leaking gutter joints
  • Gutters that have fallen out of line
  • Cracked or loose downpipes
  • Gutters overflowing in heavy rain

If you let a flat or house near Stansted Airport station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book anyone

  • Which limits apply to the survey
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What experience they bring
  • Whether the inside of the roof is included

What to expect from a roof survey

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • Underground drains, which need a CCTV drain survey
  • Damage hidden inside walls or behind boards
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What we check

  • Outlets and hoppers
  • Fascias and soffits
  • Valley gutters
  • Downpipes
  • Eaves gutters
  • Parapet and box gutters

Why act early in Sibley's Green

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Why choose Independent Roof Survey in Sibley's Green

  • Over 5,000 surveys carried out
  • Two decades and more of roof surveys
  • Package prices that include VAT
  • Plain-English reports with photos

Gutter surveys in Sibley's Green: local notes

With Horham Hall about 1.9 miles west, Sibley's Green sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Take a building like Putteridge High School: large buildings have long gutter runs and big roofs that need checking like any other.

Your questions about gutter surveys in Sibley's Green

I let a flat near Stansted Airport station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Sibley's Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Older rural homes like those around Sibley's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photographs and recommendations.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Have any paperwork from past roof work to hand
  • Unlock side gates and any roof access doors

Advice

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Look out for overflows when it pours
  • Leave gutter checks at height to someone equipped for it
  • Look for downpipes coming loose
  • Do not leave hidden gutters out of a clear-out

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
