Different roofs, different checks

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Box and secret gutters

Box and secret gutters often cause leaks indoors. We check the outlets, linings and overflows where safe.

Gutter survey in Tilty: what you get

Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely, from the ground, from windows, from the roof space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We survey fascias and soffits, eaves gutters and downpipes, and the problems we’re asked to look at most are overflowing eaves gutters and hoppers and outlets full of debris.

Somewhere as small as Tilty, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

What a gutter survey looks like in Tilty

About 2 miles north lies Horham Hall, a reminder of how long the area around Tilty has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Stansted Airport station may find that the gap between tenancies is a good time to have the roof looked at.

Tilty is about 3 miles north-west of Great Dunmow, in Essex. Tilty gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across Essex, from the larger towns to small villages. There is also a page for Chelmsford.

We work across CM6 for gutter surveys. We also cover Duton Hill (1 mile north-east), Great Easton (1 mile south-east), Chickney (1 mile west), Sibley's Green (2 miles north-east) and Monk Street (2 miles north-east). Larger places within reach include Chelmsford (14 miles south-east), Braintree (10 miles east), Harlow (13 miles south-west), Witham (15 miles south-east), Saffron Walden (8 miles north-west) and Halstead (13 miles east).

Questions from Tilty

Does a conservation area affect roof work in Tilty?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can a landlord with a rental near Stansted Airport station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or drop us an email and tell us about the building.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Do you work in Tilty?

Yes, we do. We carry out gutter surveys in Tilty, and the service is the same as everywhere else we work.

Are you insured?

Our cover is professional indemnity plus public liability.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

What we cannot see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • What’s behind fascias and inside walls
  • Underground drains, which need a CCTV drain survey
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Tilty, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Move anything stored under the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

Advice

Leave it or get it looked at?

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Outbuildings and barns around Tilty are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Common roof problems in Tilty

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.

It is worth booking a survey if you’ve seen:

  • Leaves and moss blocking gutters
  • Sagging gutters and loose brackets
  • Blocked outlets and hoppers
  • Joints that drip after rain

If your home is one of the older ones in the streets near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
