Need a gutter survey in Pebmarsh?

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Gutter survey in Pebmarsh: what you get

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey outlets and hoppers, fascias and soffits and eaves gutters, and people most frequently book us about overflowing eaves gutters and valley or box gutters that overflow inside.

Older buildings in small places like Pebmarsh may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Landlords, agents and block managers in Pebmarsh

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.

How it works

Once we’ve finished looking, we write up our findings in a report with photos. As for time on site, it typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Pebmarsh, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Advice

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

Your questions about gutter surveys in Pebmarsh

Do you survey roofs for landlords with property near Bures station?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or email us and tell us about the building.

Will you come out to Pebmarsh?

Yes. Pebmarsh is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.

Is there a good time of year to book a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you walk on the roof?

Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you survey underground drains?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Gutter surveys in Pebmarsh: local notes

Hedingham Castle, about 4.4 miles west, is one of the historic houses in the wider area around Pebmarsh. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark such as Parish Church of St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Pebmarsh is about 3 miles north-east of Halstead, in Essex. Bookings from Pebmarsh are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Essex. There is also a page for Chelmsford.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Make sure downpipe clips are holding
  • Watch ceilings under valley gutters for fresh marks
  • Look out for overflows when it pours
  • Have overhanging branches cut back

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

When to book a survey in Pebmarsh

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead is also a target for theft.

People typically book a survey when they’ve noticed something like this:

  • Blocked outlets and hoppers
  • Overflowing eaves gutters
  • Overflowing valley or parapet gutters
  • Leaking or loose downpipes

If you let a flat or house near Bures station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • What’s outside the scope of the survey
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their report turnaround times
