Pebmarsh Pre-Purchase Roof Survey
A roof survey before you buy a house or flat for Pebmarsh and the rest of Essex. We survey on weekdays and at weekends.
- Roof slopes that look uneven or sagging
- Chimney mortar that has eroded
- Worn or lifted lead flashings
Pre-purchase roof survey in Pebmarsh
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you are buying. All three include a photo-illustrated written report and recommendations. We’re often asked to look into slipped or missing slates and tiles and worn or lifted lead flashings, across gutters and downpipes, clay and concrete tiles and the roof space.
Older buildings in small places like Pebmarsh may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

DIY checks: what’s safe
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Your questions about pre-purchase roof surveys in Pebmarsh
Will you come out to Pebmarsh?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Pebmarsh listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.
Will you climb onto the roof?
Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.
Will you need to get into the loft?
Ideally, yes. We look in the roof space where there is safe access, and views from upper windows help too. The agent or seller can arrange entry.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Arrange the survey as soon as your offer is agreed
- Find out whether the roof has been replaced or patched
- Check we will be able to get into the loft space
- Request records of any re-roofing
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report is not clear, ask us.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
Leave it or get it looked at?
The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you, and the report is written for you to use. Outbuildings and barns around Pebmarsh are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
All our prices include VAT. Our price is from £150, including VAT. You’ll know the price for your survey before booking.

Roof by roof
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
What affects the cost of pre-purchase roof surveys
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- The size of the roof
- The use of thermal imaging or a drone
- Height and safe access
- Basic, Standard or Premium
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Local roofs and buyers in Pebmarsh
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside plenty of post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If your house is among the older ones in the streets near Parish Church of St John the Baptist, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you let a flat or house near Bures station, a written report helps before buying a rental or paying for a new roof on one. Hedingham Castle, about 4.4 miles west, is one of the historic houses in the wider area around Pebmarsh. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Pebmarsh can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
