Pre-Purchase Roof Survey in Colne Engaine
A roof survey before you buy a house or flat in Colne Engaine, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Old water stains in the roof space
- Bitumen or mortar used in place of proper repairs
- Lead that has worked loose at a wall or chimney
Pre-purchase roof surveys for homes and businesses in Colne Engaine
A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side. If you’ve noticed signs of past leaks inside the loft and blistered or split felt on a flat roof, a survey will tell you what’s going on, on lead flashings and valleys, clay and concrete tiles and chimney stacks alike.
Being in a small place like Colne Engaine makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a survey costs
When we price a survey, we consider:
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- The package you choose: Basic, Standard or Premium
All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.
What we need to know
When you call or email, these details help:
- How the loft is reached, if there is one
- Where water is showing inside, if it is
- The address and postcode of the property
- The kind of building and roof involved
You can call us seven days a week. To book or ask a question, ring 07833 053749 or drop us an email.
Colne Engaine homes and their roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you live in an older home near Parish Church of St Andrew, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Colne Engaine questions
Do you cover smaller places like Colne Engaine?
Yes, Colne Engaine is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is my home in Colne Engaine listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a dedicated roof survey, with a written report and photographs. It doesn’t cover the rest of the property, which a RICS survey does.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
Will the roof report help me negotiate with the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.
Different roofs, different checks
Chimney stacks
We inspect the outside of the stack, and it isn’t a flue or gas safety check. We’ll say if the flue needs a specialist.
Gutters and parapets
A butterfly roof drains to a central valley gutter, typically to the back of the house. If yours does, we check that gutter and where it drains.
Signs you need a pre-purchase roof survey in Colne Engaine
The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses and easy to miss from ground level.
A survey can pick up problems such as:
- Signs of past leaks inside the loft
- Slates or tiles that have slipped or gone
- Lead that has worked loose at a wall or chimney
- Patch repairs that may hide an ongoing problem
Landlords with a home close to Chappel & Wakes Colne station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Before you book any roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Will the report include photos?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- What experience they bring

Useful tips for Colne Engaine property owners
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Check we’ll be able to get into the roof space
- Ask whether there are papers for past roof work
- Ask who repairs the roof under the lease
- Pass the findings to your conveyancer
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
What you can safely check yourself
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
The survey, step by step
Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Around Colne Engaine, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
