About our storm damage roof report in Colne Engaine

Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Your policy document sets out its own definition. We do not decide whether a storm met that test. We record the damage and what seems to have caused it. Each area of damage is photographed, and the report is yours to pass on. The claim decision rests with your insurer. We survey ridges and hips, flashings and slate and tile slopes, and common reasons people get in touch are loose or broken chimney pots and cowls and gutters pulled loose in the wind.

In a village or hamlet like Colne Engaine, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Practical tips

Here are a few things we’d tell any owner:

  • Report the damage to your insurer as soon as you can
  • Keep invoices for temporary repairs
  • Keep fallen slates or tiles as evidence if safe
  • Photograph the damage safely from below

Your insurer may send a loss adjuster to look at the damage. You’ll have your own independent record to refer to.

Have overhanging branches looked at by a tree surgeon. They can damage the roof in high winds.

Common questions in Colne Engaine

Do you carry out roof surveys in Colne Engaine?

We do. Every survey there gets the same written report with photographs.

Will you come out to Colne Engaine?

Yes. Colne Engaine is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you look in the roof space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

My storm claim was turned down. What now?

The first step is a complaint to your insurer. After that, the Financial Ombudsman Service may be able to look at it. Our report gives you an independent record of the roof, though we cannot predict the outcome.

What do I do if water is coming in?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. Our report then records the roof.

What’s the best way to book?

Just phone 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Colne Engaine roofs and the weather

In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you let a flat or house near Chappel & Wakes Colne station, a clear finding on where water gets in helps you brief a roofer straight away. If yours is one of the older homes in the streets near Parish Church of St Andrew, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Anyone responsible for a site like Colne Engaine Church of England Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What to tell us when you get in touch

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In a small place like Colne Engaine, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We check the roof from wherever it’s safe.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Advice

Roof by roof

Lead flashings

Old flashings that were already loose can give way in a storm. We record what looks recent and what looks older.

Chimney stacks

High winds can loosen pots, cowls and aerials on stacks. We record any damage we can see.

Why act early in Colne Engaine

Before temporary repairs, photograph the damage from the ground if it’s safe. Those photos show the damage as it was. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
