Storm damage roof reports for homes and businesses in Great Dunmow

Wear and tear is normally excluded from home insurance. That makes the difference between storm damage and old wear important. Our report records both: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We give an honest view of what we see. How the policy applies is for your insurer to decide. We survey ridges and hips, gutters and fascias and flat roofs, and the problems we’re asked to look at most are damaged ridges and hips and damaged pots on the stack.

Houses in smaller places like Great Dunmow can stand more in the open, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that’s a useful clue. It helps to know when and where the water appears. The gutters on the most exposed side can overflow too.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for most homes, depending on how much of the roof was hit. If you have questions on the day, just ask. For a survey in Great Dunmow, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Record any water damage in rooms and the loft
  • Get a roofer to make the roof safe if needed
  • Keep fallen slates or tiles as evidence if safe
  • Keep invoices for temporary repairs

If a claim is declined and you disagree, the first step is a complaint to the insurer. After that, you may be able to take it to the Financial Ombudsman Service.

Keep records of roof work and surveys. They help show the roof was in good order before a storm.

Roof by roof

Slate roofs

Slates can slip or blow off in a storm, especially where the nails have corroded. We record which slates have moved and any signs of older nail fatigue.

Ridge and hip tiles

Water can get in where ridge tiles have moved. We photograph and describe the damage.

Great Dunmow questions

Do you cover smaller places like Great Dunmow?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is Great Dunmow in the area you cover?

Yes, Great Dunmow is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or send us an email with the address and some details.

How long will you be at the property?

It typically takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. We will confirm the timing when you book.

What if my insurer declines the claim?

Raise it with your insurer first. If it is not resolved, the Financial Ombudsman Service may be able to help. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How much is a storm damage roof report?

Our reports start from £150. Larger roofs are quoted for their size. Repair costs aren’t part of the report.

Is wear and tear covered by insurance?

Wear and tear is not usually covered. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.

Wind, rain and roofs in Great Dunmow

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Knowing the roof type helps narrow down where water may be getting in. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If you run a hotel or guest house in or near Great Dunmow, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition. Landlords with a home close to Stansted Airport station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building such as Dunmow St Mary's Primary School, a leak through a large roof is often found some distance from where the water shows inside.

What this survey cannot tell you

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • Negotiating a claim settlement
  • How your policy defines a storm
  • Areas we can’t see safely

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs
  • Chimney stacks
  • Slate and tile slopes
  • Ridges and hips
  • Gutters and fascias
  • Flashings

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Why act early in Great Dunmow

Once the storm has passed, damage that looked minor can let water in for months. Getting it recorded and repaired sooner is typically better. In a smaller place like Great Dunmow, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
