Different roofs, different checks

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. The report records what could and couldn’t be seen.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

About our gutter survey in Waterhales

We carry out gutter surveys in Waterhales as part of our cover across London and the South East. We inspect everything we can see safely from the ground, windows, the loft space and the roof where it is safe. Time on site usually takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. The written report follows, with photographs and recommendations. If you are worried about fascia boards damaged by overflowing water and choked outlets or hopper heads, a survey will tell you what’s going on.

Somewhere as small as Waterhales, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Check downpipe clips are holding
  • Check for spilling water in a downpour
  • Leave gutter checks at height to someone equipped for it
  • Look for new stains on ceilings below valleys after rain

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

Surveys for landlords and agents in Waterhales

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

What we cannot see

Before you book, it’s worth knowing what a survey won’t do:

  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls
  • Pipes below ground level

If in doubt, phone 07833 053749 or email us and we will suggest the right survey before you book. What a survey covers and does not.

What we check

  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Waterhales, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Check pets are kept safely away

What we are asked to look at in Waterhales

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

These are some of the problems a survey can pick up:

  • Leaking or loose downpipes
  • Dripping or leaking gutter joints
  • Valley or box gutters that overflow inside
  • Gutters full of debris and silt

Homes near green spaces such as Dagnam Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What to expect from a roof survey

Roofs, chimneys and gutters in Waterhales

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first. With Hare Hall about 3.6 miles south, Waterhales sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

For site and facilities teams at buildings such as Drapers' Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
