Gutter surveys in Coxtie Green

What we do, step by step

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes between one and two hours for most houses, or half a day or so for a commercial building. Older rural homes like those around Coxtie Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Leave a clear route to the loft
  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it is shared

How to book

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.

Advice

How a gutter survey works in Coxtie Green

Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can safely be seen using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey parapet and box gutters, fascias and soffits and valley gutters, and common reasons people get in touch are gutters packed with leaves or moss and rotten fascias or stained soffits.

Some older homes in villages like Coxtie Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Book gutter clearing once a year, more often near trees
  • Make sure downpipe clips are holding
  • Get trees that overhang the gutters trimmed
  • Check from ground level or a window, not a ladder

You receive a photo-illustrated written report and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Common questions in Coxtie Green

Will you come out to Coxtie Green?

Yes. Coxtie Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you survey roofs for landlords with property near Brentwood station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Do you look in the roof space?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How the survey changes by roof type

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Gutter surveys around Coxtie Green

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Coxtie Green has a long history of building, with Hare Hall about 4.3 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you live near a park such as Weald Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If your house is among the older ones in the streets near Trinity Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Becket Keys Church of England School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Why it’s worth a survey now in Coxtie Green

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Outbuildings and barns around Coxtie Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Honest limits

It’s a careful look at the gutter, not the whole story. The main limits are:

  • Hidden sections we can’t view safely
  • Underground drains, which need a CCTV drain survey
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

What a survey costs

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • House, block, shop or office

  • Roof area
  • How many separate roofs there are, like extensions, dormers and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What to tell us when you get in touch

Before you get in touch, it helps to have:

  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property
  • Where water is showing inside, if it is
  • Access details, like a loft hatch or a shared roof

Booking is simple: just ring 07833 053749 or email us and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.
