Gutter survey in Margaretting

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed soffits marked by water and leaks at the gutter joints, a survey will tell you what’s going on.

Some older homes in villages like Margaretting are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Rural addresses near Margaretting can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Different roofs, different checks

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We inspect them as far as it is safe to see them.

FAQs for Margaretting

Is Margaretting within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Ingatestone station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

Will you go up on the roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

What will the report tell me?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

Useful tips for Margaretting property owners

There is plenty you can do without going near the roof. What helps most:

  • Look for new stains on ceilings below valleys after rain
  • Don’t climb a ladder to look in the gutters
  • Watch the gutters during heavy rain
  • Look for downpipes coming loose

The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow, and the water they spill can damage walls and timber.

Signs you need a gutter survey in Margaretting

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

Look out for signs like these:

  • Water spilling over the gutter edge
  • Rotten fascias or stained soffits
  • Leaks at the gutter joints
  • Valley or box gutters that overflow inside

If you let a flat or house near Ingatestone station, a dated record of the roof is useful when planning maintenance across a let.

What’s in a roof survey

Local roofs in Margaretting

Hylands, about 1.8 miles north-east, is one of the historic houses in the wider area around Margaretting. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as Church of St Margaret are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Anglo European School, large buildings have long gutter runs and big roofs that need checking like any other.
