Gutter survey in Downham: what you get

Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, but we flag anything that could contain it. If you’ve noticed sagging gutters and loose brackets and blocked outlets and hoppers, we can find out what’s behind it.

Older buildings in small places like Downham may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t.

FAQs for Downham

I let a flat near Wickford station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Does a conservation area affect roof work in Downham?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What will the report tell me?

A written report with photos, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Is Downham in your area?

Yes. We survey roofs in Downham and the rest of Essex, as part of our work across London and South East England. For a price, phone 07833 053749 or use the contact form.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Prices for gutter surveys in Downham

A few things affect what a survey costs:

  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • The size of the roof

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What we need to know

A little information up front helps. Please include:

  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Downham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • Find any records of previous roof work

Booking a survey

Booking is simple: just phone 07833 053749 or send us an email and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.

Advice

What we are asked to look at in Downham

Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.

Problems we come across often include:

  • Gutters packed with leaves or moss
  • Valley or box gutters that overflow inside
  • Cracked or loose downpipes
  • Dripping or leaking gutter joints

Take a building like The Bromfords School and Sixth Form College: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • Which limits apply to the survey
  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

Landlord and commercial surveys in Downham

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

Downham homes and their roofs

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.7 miles west lies Ingatestone Hall, a reminder of how long the area around Downham has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Margaret are frequently among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Wickford station, the gap between tenancies is a good time to have the roof looked at.

Downham is about 3 miles north-west of Wickford, in Essex. We carry out gutter surveys in Downham for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Across Essex, we cover Downham and the places around it. Chelmsford is in our area too.

We survey roofs across the CM11 postcode area for gutter surveys. If you need a gutter survey at a property on School Road, Crowsheath Lane and Sudbury Road or anywhere close by, we can survey it. We also cover Ramsden Heath (1 mile west), Ramsden Bellhouse (1 mile south), Crays Hill (3 miles south), Stock (3 miles north-west) and Billericay (3 miles west). Larger places within reach include Chelmsford (7 miles north), Basildon (5 miles south), Brentwood (8 miles west), Maldon (10 miles north-east), Canvey Island (9 miles south-east) and Rayleigh (6 miles south-east).

What happens if roof problems are left?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. In a place like Downham, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Honest limits

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Confirming asbestos in older rainwater goods
  • Parts of gutters that cannot be seen safely
  • What’s hidden inside a downpipe

If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.
