Gutter survey in Oaker Hill: what you get

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey parapet and box gutters, valley gutters and eaves gutters, and the problems we are asked to look at most are leaves and moss blocking gutters and brackets that have dropped or snapped.

In a village or hamlet like Oaker Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Oaker Hill questions

Do you carry out roof surveys in Oaker Hill?

Yes, Oaker Hill is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or send us an email and let us know about the property.

Is Oaker Hill within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Is there a good time of year to book a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

How do I book a survey in Oaker Hill?

Simply call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

What affects the price in Oaker Hill

Not every roof costs the same to survey, and it comes down to:

  • The size of the roof
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you need to know.

What we need to know

Some details help us suggest the right survey and price. When you get in touch, it helps to mention:

  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode

When you are ready to go ahead, call 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Leave it or get it looked at?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. In a small place like Oaker Hill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

To find out what your survey will cost, call 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Somewhere like Oaker Hill needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Tell us about parking before the day
  • If you are buying, check with the agent that we can get in

Advice

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask for valleys and parapet gutters to be cleared too
  • Watch the gutters during heavy rain
  • Book gutter clearing once a year, more often near trees
  • Get trees that overhang the gutters trimmed

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so check they’re included in any clearing work.

What we can’t see

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Downpipes
  • Valley gutters
  • Parapet and box gutters

What a gutter survey looks like in Oaker Hill

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Oaker Hill has a long history of building, with Hedingham Castle about 3.2 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Parish Church of St Andrew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like St Andrew's Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
