About our pre-purchase roof survey in Oaker Hill
Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. Common reasons to book are damp timbers or stains in the loft and gaps where slates or tiles have come loose, across clay and concrete tiles, chimney stacks and flat-roofed extensions and dormers.
Some older homes in villages like Oaker Hill are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Common questions in Oaker Hill
Do you cover smaller places like Oaker Hill?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Oaker Hill is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you need to go inside the property?
If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.
When should I book a pre-purchase roof survey?
Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.
How long will you be at the property?
Allow roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. We will confirm what to expect when we arrange the visit.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
Landlord and commercial surveys in Oaker Hill
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays and at weekends, which can make access easier.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
What we look for on each type of roof
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.
Gutters and parapets
A butterfly roof drains to a central valley gutter, usually to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.
Prices for pre-purchase roof surveys in Oaker Hill
Several things affect the price of a survey:
- How many separate roofs there are, such as extensions, dormers and garages
- Chimneys, valleys, parapets and other details
- Roof area
- The type of building, from a house to a block or an office
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.
Helping us price your survey
A little information up front helps. Please include:
- Where any leaks, stains or damp patches show inside
- Pictures of the roof from a safe spot, if you have them
- The reason for the survey, like buying, a leak or storm damage
- Anything about access we should know
Unsure which package suits your roof? It is easiest to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Buying a home or a new roof in Oaker Hill
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Hedingham Castle, about 3.2 miles south-east, is one of the historic houses in the wider area around Oaker Hill. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as Parish Church of St Andrew are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What we do, step by step
After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it normally takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Cottages and farmhouses around Oaker Hill often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a report with photos and recommendations before you exchange.

Advice
What a pre-purchase roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of the rest of the house (that is a RICS home survey)
- Confirmation of asbestos in cement sheets or soffits
- Defects hidden under coverings or inside walls without opening up
If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and does not.
What we check
- The roof space
- Natural slate
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Gutters and downpipes
- Chimney stacks
Tips that help
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Ask when the roof was last worked on
- For a flat, check who is responsible for the roof
- Look for fresh paint on upstairs ceilings at viewings
- Ask whether there are papers for past roof work
After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photos to compare against later. Premium comes with a follow-up after 12 months.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
