Toppesfield Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Toppesfield, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Sagging ridge lines or uneven roof slopes
- Gaps where slates or tiles have come loose
- Patch repairs that may hide an ongoing problem
How a pre-purchase roof survey works in Toppesfield
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. All three include a written report with photographs and recommendations. We survey chimney stacks, flat-roofed extensions and dormers and lead flashings and valleys, and common reasons people get in touch are roof slopes that look uneven or sagging and damp timbers or stains in the loft.
Somewhere as small as Toppesfield, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

What this survey cannot tell you
In fairness, there are limits to any roof survey:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether timbers meet design loads
- What’s under the slates, tiles or felt
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
What we check
- Lead flashings and valleys
- Chimney stacks
- Gutters and downpipes
- The roof space
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Natural slate
Checking the roof from the ground
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Tips that help
There is plenty you can do without going near the roof. What helps most:
- Ask for loft access on the day
- Ask for any paperwork for recent roof work
- Look for fresh paint on upstairs ceilings at viewings
- Give your solicitor a copy of the report
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Toppesfield: your questions answered
Do you cover smaller places like Toppesfield?
We do. A small place gets exactly the same survey as a big one.
Do you cover Toppesfield?
We do. Every survey there gets the same written report with photographs.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
Do you inspect the roof from on top?
Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
What we do, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Toppesfield can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before the survey
- Note where any stains or damp appear
- Dig out any old roof reports or invoices
- Keep pets inside or away from the areas we’re looking at

Do you need a pre-purchase roof survey in Toppesfield?
Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.
Most people get in touch when they’ve noticed one of these:
- Slipped or missing slates and tiles
- Gutters choked with leaves and moss
- Loose pots and cracked flaunching
- Old water stains in the roof space
The streets around a church such as Parish Church of St Margaret of Antioch are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Before you book anyone
- Whether VAT is added on top
- Will the report include photos?
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether the loft is part of the inspection

How we price pre-purchase roof surveys
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- Whether thermal imaging or a drone is needed
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
- Height and safe access
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What we need to know
You don’t need to know any roofing terms. It’s enough to let us know:
- Your postcode, so we can check access and travel
- Access details, such as a loft hatch or a shared roof
- The style of property, from a terrace to a block
- The reason for the survey, such as buying, a leak or storm damage
Booking is simple: just ring 07833 053749 or drop us an email and give us a few details about the property and we will recommend the right survey. The price is agreed up front.
