Roof surveys for homes and businesses in Toppesfield
Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey natural slate, clay and concrete tiles and chimney stacks, and people most often book us about cracked mortar along the ridge and ponding, splits or blisters on flat roofs.
Somewhere as small as Toppesfield, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

How we price roof surveys
Not every roof costs the same to survey, for these reasons:
- Any need for thermal images or a drone flight
- Which survey package you book
- The height of the building and how the roof can safely be seen
- The type of building, from a house to a block or an office
Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Helping us price your survey
Before you get in touch, it helps to have:
- Anything about access we should know
- When you need the report by
- The property’s address and postcode
- Any photos you have, taken from the ground or a window
Most bookings start with a short call: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
What a roof survey doesn’t cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- Asbestos testing of any kind
- A full building survey of the property
- Faults hidden behind ceilings or boarding
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

Practical tips
A survey works best with a little help from you, before and after. Tips:
- Clear the loft hatch area before we arrive
- Keep the report with your property records
- Watch for slipped slates after bad weather
- Include dormers, porches and garages when you book
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Questions from Toppesfield
How do I find out if my home in Toppesfield is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you carry out roof surveys in Toppesfield?
Yes. We cover the whole of London and South East England, and Toppesfield is part of that. Just ring 07833 053749 or email us and let us know about the property.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when booking and we will explain what’s needed.
Will you climb onto the roof?
Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Common roof problems in Toppesfield
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.
Look out for signs like these:
- Slipped, cracked or missing slates and tiles
- Worn or blocked valleys
- Worn lead at chimneys and abutments
- Water stains on rafters and ceiling joists
The streets around a church like Parish Church of St Margaret of Antioch are frequently among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before booking any roof surveyor
- What’s outside the scope of the survey
- What insurance they carry
- When you’ll get the report
- Whether the inside of the roof is included
Why act early in Toppesfield
Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. In a place like Toppesfield, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Toppesfield, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed
