About our pre-purchase roof survey in Dyer's End

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. If you’ve noticed gaps where slates or tiles have come loose and patch repairs that may hide an ongoing problem, a survey will tell you what’s going on, on lead flashings and valleys, clay and concrete tiles and gutters and downpipes alike.

Being in a small place like Dyer's End makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common questions in Dyer's End

Is my home in Dyer's End listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Dyer's End within the area you cover?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

How long does a pre-purchase roof survey take?

On site, it usually takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How do I arrange a pre-purchase roof survey in Dyer's End?

The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof. We survey on any day of the week.

Do you go up on the roof?

Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.

What if it rains on the day?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

When to book a survey in Dyer's End

Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.

Typical things we are asked to look at include:

  • Slates or tiles that have slipped or gone
  • Patch repairs that may hide an ongoing problem
  • Roof slopes that look uneven or sagging
  • Chimney mortar that has eroded

Hedingham Castle lies about 4.4 miles south-east, so building around Dyer's End goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Before you book any roof surveyor

  • How much experience they have with roofs like yours
  • How they plan to inspect the roof safely
  • What follow-up you get after the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Dyer's End, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Dig out any old roof reports or invoices
  • Make sure we can get to the back of the property
  • Buyers: confirm access with the estate agent or seller

Pre-purchase roof surveys in Dyer's End: local notes

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older buildings in Essex frequently have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For an older house near a landmark such as Parish Church of St Peter and St Thomas, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

How we price pre-purchase roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Roof area
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages
  • Which survey package you book

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What to tell us when you contact us

A little information up front helps. It helps to include:

  • The type of building and roof, like pitched or flat
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • Where the property is, with the postcode

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What this survey cannot tell you

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • Confirmation of asbestos in cement sheets or soffits
  • A valuation or a promise of a lower price
  • The condition of the rest of the house (that’s a RICS home survey)

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Ask whether there are papers for past roof work
  • Mention any deadline when you contact us
  • Ask when the roof was last worked on
  • Ask for loft access on the day

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we cannot promise any result.

Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.
