Gutter surveys in South Fambridge: local notes
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. In Essex, older buildings are often clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Anyone responsible for a site like Greensward Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Marylands Nature Reserve shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you live in an older home near All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first.

How a gutter survey works in South Fambridge
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. We survey eaves gutters, fascias and soffits and valley gutters, and people most frequently book us about hoppers and outlets full of debris and leaks at the gutter joints.
In a village or hamlet like South Fambridge, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Different roofs, different checks
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Practical tips
Small things make a difference. Some pointers:
- Look out for overflows when it pours
- Note any damp stains below the gutters
- Keep climbers away from the eaves
- Include valley, parapet and box gutters when clearing
You receive a report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
FAQs for South Fambridge
How do I find out if my home in South Fambridge is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
I let a flat near North Fambridge station. Can you check the roof?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
What do I do with the report?
You will get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
Do you survey underground drains?
No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
Do I need to be at home?
That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.
Will you fly a drone over my roof?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
The survey, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two for a house, and more on a big or complicated roof. Somewhere as small as South Fambridge, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it’s shared
- Buyers: confirm access with the estate agent or seller
