Ashingdon Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Ashingdon, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Overflowing valley or parapet gutters
- Leaking or loose downpipes
- Gutters packed with leaves or moss
How a gutter survey works in Ashingdon
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’ve noticed sagging gutters and loose brackets and leaks at the gutter joints, a survey will tell you what’s going on, whatever the roof.
Around Ashingdon, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common questions in Ashingdon
Can a landlord with a rental near Hockley station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
Is Ashingdon within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
When is the best time for a gutter survey?
Any time of year works. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
What happens if roof problems are left?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers whatever is safely visible and records it with photos. Arranging work in a smaller place like Ashingdon is easier with notice than in an emergency. A survey gives you that notice.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Different roofs, different checks
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
What a gutter survey looks like in Ashingdon
Ashingdon lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Southchurch Hall, about 4.9 miles south, is one of the historic houses in the wider area around Ashingdon. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
Trees in and around Magnolia Fields shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you look after a building such as King Edmund School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your house is among the older ones in the streets near Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Prices for gutter surveys in Ashingdon
Survey packages start from £150, with VAT included. The price for your roof depends on:
- Commercial roofs and larger buildings
- Which survey package you book
- The shape of the roof and its details
- Roof area
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
What to let us know when you contact us
To price your survey accurately, we’ll ask about:
- The address and postcode of the property
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from the ground or a window
- How the loft is reached, if there is one
Booking is simple: just call 07833 053749 or send us an email and give us some details about the property and we’ll point you to the right survey. We confirm the price before anything is booked.
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Practical tips
A survey works best with a little help from you, before and after. Tips:
- Watch the gutters during heavy rain
- Check downpipe clips are holding
- Do not leave hidden gutters out of a clear-out
- Check the loft with care after heavy rain
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.
Get the gutters cleared every year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
What we do, step by step
Every roof is different; as a rough guide, the survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Some parts of a survey depend on the weather, so a visit to Ashingdon is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- First, you let us know what you’ve seen, like overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
