Different roofs, different checks
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.
Box and secret gutters
A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We inspect them as far as it is safe to see them.
Gutter survey in North Fambridge
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. We survey valley gutters, eaves gutters and fascias and soffits, and common reasons people get in touch are soffits marked by water and water spilling over the gutter edge.
In a small place like North Fambridge, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

North Fambridge questions
Is North Fambridge within the area you cover?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Do roofs near the sea, like those around North Fambridge, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Do you check valley and parapet gutters?
Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
What’s in the survey report?
A written report with photos, explaining the condition of the gutter, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Local roofs in North Fambridge
North Fambridge lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Watch ceilings under valley gutters for fresh marks
- Do not climb a ladder to look in the gutters
- Don’t leave hidden gutters out of a clear-out
- Keep climbers away from the eaves
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
Do you need a gutter survey in North Fambridge?
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.
A survey makes sense if you’ve noticed:
- Gutters full of debris and silt
- Fascia boards damaged by overflowing water
- Leaking or loose downpipes
- Valley or box gutters that overflow inside
If you own one of the older houses in the streets near Holy Trinity Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Questions to ask before booking
- Will the report include photos?
- Whether the loft is part of the inspection

How it works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Around North Fambridge, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.
Preparing for the visit
- Point out any leaks or damp patches
- Let us know about parking near the property
- Unlock side gates and any roof access doors
