Pre-purchase roof surveys near South Fambridge

How a pre-purchase roof survey works in South Fambridge

We survey roofs for buyers in South Fambridge and across London and South East England. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, phone 07833 053749 or use the contact form. If you’ve noticed roof slopes that look uneven or sagging and flashings that have lifted or split, we can find out what’s behind it, on clay and concrete tiles, the roof space and chimney stacks alike.

For a small place like South Fambridge, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • A valuation or a promise of a lower price
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. What our survey covers.

What this survey covers

  • Natural slate
  • Gutters and downpipes
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • The roof space
  • Chimney stacks

Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

South Fambridge homes and their roofs

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you let a flat or house near North Fambridge station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. The streets around a church such as All Saints are often among the oldest in a place, and if your house is among the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

South Fambridge questions

Does a conservation area affect roof work in South Fambridge?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover South Fambridge?

Yes, South Fambridge is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How long does the survey visit take?

On site, it usually takes between one and two hours at most homes, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it is not a RICS home survey. It complements one rather than replacing it.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. The survey usually takes about 1–2 hours at most homes, and longer for a large or complex roof. In a hamlet or village like South Fambridge, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photographs and recommendations before you exchange.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey

What affects the price in South Fambridge

A few things affect what a survey costs:

  • The roof’s overall size

What we need to know

These details help when you contact us:

  • Any marks or damp showing indoors
  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode

Why get it checked now?

It is tempting to skip the roof to keep a sale moving. We visit on any day of the week, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.
