Gutter surveys for homes and businesses in West Bergholt
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Typical surveys look at gutters full of debris and silt and hoppers and outlets full of debris, on outlets and hoppers, parapet and box gutters and fascias and soffits.
Around West Bergholt, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Common roof problems in West Bergholt
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead is also a target for theft.
Typical things we’re asked to look at include:
- Leaking or loose downpipes
- Leaks at the gutter joints
- Choked outlets or hopper heads
- Overflowing valley or parapet gutters
If you look after a building such as St Helena School, large buildings have long gutter runs and big roofs that need checking like any other.

West Bergholt homes and their roofs
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near Colchester station, a dated record of the roof is useful when planning maintenance across a let. Living close to Spring Lane Meadows is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Tips that help
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:
- Leave gutter checks at height to someone equipped for it
- Have gutters cleared at least once a year
- Note any damp stains below the gutters
- Look for new stains on ceilings below valleys after rain
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.
What a gutter survey does not cover
A survey is a close look at the gutter, but it can’t do everything. Its limits include:
- Rot or damp concealed behind fascias or inside walls
- What’s hidden inside a downpipe
- Confirming asbestos in older rainwater goods
If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and doesn’t.

Why it’s worth a survey now in West Bergholt
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Around West Bergholt, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. Some parts of a survey depend on the weather, so a visit to West Bergholt is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
