Flat roof survey in West Bergholt

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you phone 07833 053749 or send us an email with the address and a rough idea of the roof area. We survey upstands and outlets, EPDM rubber and felt flat roofs, and the problems we are asked to look at most are splits and cracks in the covering and failed seals around rooflight kerbs.

In a smaller place like West Bergholt, some flat roofs sit in the open, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Check that new brackets or units haven’t damaged the covering
  • Keep people off the roof unless they need to be there
  • Clear roof outlets and gutters each autumn
  • Note any new marks on ceilings beneath the roof

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Why act early in West Bergholt

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. Around West Bergholt, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.

Your questions about flat roof surveys in West Bergholt

Do you carry out roof surveys in West Bergholt?

Yes. We survey roofs across London and South East England, and West Bergholt is part of that. Just call 07833 053749 or drop us an email and let us know about the property.

Do you cover smaller places like West Bergholt?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Will the survey show why my flat roof is leaking?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

What affects the price in West Bergholt

Our packages start from £150, with VAT included. The price for your roof depends on:

  • How big the roof is
  • Whether it is a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

What to let us know when you contact us

We’ll normally ask about:

  • Where water is showing inside, if it is
  • How the loft is reached, if there is one
  • The property’s address and postcode
  • The style of property, from a terrace to a block

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Flat roof surveys in West Bergholt: local notes

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If your home is one of the older ones in the streets near St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Colchester station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like St Helena School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • An exact number of years the roof has left
  • The condition of the deck or insulation hidden under the covering
  • Structural calculations, which need a structural engineer

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

What we check

  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for a small flat roof at home, and longer for a large commercial one. With a bit of garden around a house, as there often is around West Bergholt, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey
