Roof by roof

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Flat roof surveys for homes and businesses in Mile End

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’re worried about dips that suggest the deck is deflecting and leaks around rooflights, a survey will tell you what’s going on, whatever the roof.

Flat roofs in smaller places like Mile End can be more exposed, particularly where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

Local flat roofs in Mile End

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Shop and office owners around Lion Walk may find that the flat roofs over shops and commercial units are worth checking before a leak, not after. Take a building like Myland Community Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What a flat roof survey doesn’t cover

It helps to know what a survey will not do before booking:

  • A fixed date for when the roof will need replacing
  • Hidden layers beneath the covering
  • Whether old sheeting or boards contain asbestos

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before booking. What our survey covers.

Roof types and parts we check

  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It usually takes roughly 1–2 hours for most houses, and more on a big or complicated roof. With a bit of garden around a house, as there often is around Mile End, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Make a note of anything you’d like us to look at
  • Make sure pets are kept safely away

Advice

Mile End questions

Does a conservation area affect roof work in Mile End?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Mile End in the area you cover?

We do. The survey and report are the same in Mile End as anywhere else, and visits run on weekdays and weekends.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What affects the cost of flat roof surveys

Prices vary from roof to roof, and it comes down to:

  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Helping us price your survey

You don’t need to know any roofing terms. Just tell us:

  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Common roof problems in Mile End

No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Problems we come across often include:

  • Outlets that hold water back
  • Leaks around rooflights
  • Raised blisters across the surface
  • Dips that suggest the deck is deflecting

The streets around a church like St Michael's Church are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start.

Choosing a roof surveyor

  • Their report turnaround times
  • Whether they hold professional indemnity and public liability insurance
  • Which parts of the roof they’ll actually see
  • Is VAT included in the price?
