Helping us price your survey
What helps most when you contact us:
- What made you get in touch
- The style of property, from a terrace to a block
- Dates you are working to, like exchange
- Where the property is, with the postcode
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.
Roof survey in Mile End: what you get
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey ridges, hips and valleys, flat roofs and lead flashings, and the problems we’re asked to look at most are worn lead at chimneys and abutments and loose ridge or hip tiles.
Trees around homes in smaller places like Mile End drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

What we do, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. A visit to a smaller place like Mile End is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

Advice
Checking the roof from the ground
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Tips that help
Nothing here needs a ladder. A few suggestions:
- File the report with your home documents
- Check we can open the loft hatch
- Stay off ladders and the roof
- Gather any paperwork for past roof work
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
Common questions in Mile End
Does a conservation area affect roof work in Mile End?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you come out to Mile End?
Yes. Mile End is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
Will you check the loft?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
What’s the best way to book?
The quickest way is to ring 07833 053749 or email us. Let us know the address and a little about the roof, and we will point you to the right survey. Surveys run on weekdays and at weekends.
What insurance do you have?
We are covered by professional indemnity and public liability insurance.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Why it is worth a survey now in Mile End
By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can frequently spot it sooner. Around Mile End, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Roofs, chimneys and gutters in Mile End
Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Anyone responsible for a site like Myland Community Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you look after a shop, office or commercial unit, for instance near Lion Walk, a roof report helps plan work around trading rather than after a leak. The streets around a church such as St Michael's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
