Pre-purchase roof survey in West Bergholt
Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. Common reasons to book are signs of past leaks inside the loft and a ridge or slope that dips, across lead flashings and valleys, natural slate and clay and concrete tiles.
Smaller places like West Bergholt often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around West Bergholt. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

How the survey changes by roof type
Clay and concrete tiles
Tiled roofs frequently last half a century or longer. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.
Should I look at the roof myself first?
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
What affects the cost of pre-purchase roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Which survey package you book
- Chimneys, valleys, parapets and other details
- Whether thermal imaging or a drone is needed
- The roof’s overall size
To find out what your survey will cost, call 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.
Getting in touch
A little information up front helps. Please include:
- The style of property, from a terrace to a block
- What made you get in touch
- Any photos you have, taken from ground level or a window
- Anything about access we should know
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or drop us an email.
Honest limits
Some things can’t be seen without opening up the roof, and that sets some limits:
- What’s under the slates, tiles or felt
- Anything beyond the roof, which a full home survey covers
- Structural calculations (that is a structural engineer’s job)
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What happens on the day
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. For a survey in West Bergholt, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a photo-illustrated written report and recommendations before you exchange.
How to prepare
- Make a note of anything you’d like us to look at
- If the roof is shared, arrange access with whoever manages the building
- Tell us about any leaks, stains or damp patches you know of

West Bergholt questions
Do you carry out roof surveys in West Bergholt?
Yes, West Bergholt is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property.
Does a conservation area affect roof work in West Bergholt?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
How long does the survey visit take?
Allow about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. We’ll confirm what to expect when we arrange the visit.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Tips from our surveys
You do not need to be a roofer to help. Here’s what helps most:
- Ask the agent to check the loft hatch can be opened
- Do not leave it until just before exchange
- Mention any deadline when you get in touch
- Watch for stains or fresh paint on ceilings below the roof
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we cannot promise any result.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
Local roofs and buyers in West Bergholt
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
