How a landlord roof survey works in West Bergholt

Who pays for roof work on a block depends on the lease. We can’t advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you are worried about cracked or leaning shared chimneys and loose ridge or hip tiles, a survey will tell you what’s going on, on blocks of flats, gutters and downpipes and flat roofs on blocks alike.

Houses in smaller places like West Bergholt can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

West Bergholt homes and their roofs

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Trees in and around Spring Lane Meadows shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Colchester station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like St Helena School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

West Bergholt is about 3 miles north-west of Colchester, in Essex. How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we’re there. Being in a smaller place like West Bergholt doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Let us know about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building

Advice

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Have gutters and outlets cleared every year
  • Act on high-priority defects quickly
  • Tell tenants when we’re coming
  • Keep past survey reports with the building’s records

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Deal with the high-priority defects quickly, and plan the rest. Left alone, minor faults normally get worse.

Questions from West Bergholt

Do you cover smaller places like West Bergholt?

Yes, West Bergholt is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is my home in West Bergholt listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It does not include repair cost estimates, but contractors can price from it.

Is a landlord roof survey the same as a full building survey?

No, it’s a roof survey. It is not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What affects the price in West Bergholt

Several things affect the price of a survey:

  • Which survey package you book
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Booking your survey

What helps most when you contact us:

  • Dates you’re working to, such as exchange
  • The type of building and roof, such as pitched or flat
  • Where water is showing inside, if it is
  • What’s prompted the survey

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

When you need someone else

In fairness, a roof survey has limits:

  • Asbestos testing of roof sheets or soffits
  • Legal advice on leases or service charges
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses
  • Blocks of flats
  • Shared roofs
  • Converted houses

How the survey changes by roof type

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so knowing roughly how old the roof is helps.
