Gutter survey in Shelley: what you get
Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from ground level, from windows, from the loft space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We survey outlets and hoppers, valley gutters and fascias and soffits, and people most often book us about soffits marked by water and joints that drip after rain.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

What a survey costs
Prices vary from roof to roof, and it comes down to:
- Commercial roofs and larger buildings
- The roof’s overall size
- Building height and the viewpoints available
- The package you choose: Basic, Standard or Premium
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.
Booking your survey
A little information up front helps. Please include:
- Pictures from the garden or a window, if you have them
- Access details, such as a loft hatch or a shared roof
- Dates you are working to, such as exchange
- Why you want a survey: buying, a leak, a storm or new work
A quick phone call is usually the easiest start: phone 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

What happens if roof problems are left?
A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Where a roof is exposed, as many are in small places like Shelley, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Gutter surveys around Shelley
Older buildings in Essex frequently have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Shelley has a long history of building, with Hill Hall about 4.8 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you own one of the older houses in the streets near Church of St Peter, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Ongar Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Shelley is about 7 miles south-east of Harlow, in Essex. Shelley gets the same service as everywhere else we work: a proper look at everything that’s safely in view, photos and a clear written report. Our area takes in places right across Essex, from the larger towns to small villages. We also survey roofs in Chelmsford.
We survey roofs across the CM5 postcode area for gutter surveys and the streets around it. Whether your property is on St Peter's Avenue, Bewlay Close and Queensway or a nearby road, we can help. If you’re just outside Shelley, we cover Chipping Ongar (1 mile south), Greensted (1 mile south-west), High Ongar (1 mile south-east), Bobbingworth (1 mile north-west) and Greensted Green (2 miles west). Further out, we also cover Chelmsford (11 miles east), Basildon (14 miles south-east), Harlow (7 miles north-west), Brentwood (7 miles south-east), Billericay (10 miles south-east) and Loughton (9 miles south-west).
Landmarks near Shelley
We work in homes and buildings around The Ongar Academy and The Cock Tavern, among other places. Other landmarks nearby include Willingale Doe (4 miles north-east) and St. Margaret's Hospital (5.1 miles west). Not far away are Gernon Bushes.
How the survey works
Safety comes first on every visit. We inspect what can be seen safely, and anything we can’t see is noted in the report. The survey typically takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Around Shelley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, like valleys and parapets, where it is safe to see them.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller
- Move anything stored under the loft hatch

Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Keep climbers away from the eaves
- Book gutter clearing once a year, more frequently near trees
- Watch for green marks down the brickwork
- Watch ceilings under valley gutters for fresh marks
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it’s done.
Have your gutters cleared at least once a year or more often near trees. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.
Honest limits
Some things can’t be seen without opening up the roof, and that sets some limits:
- Hidden sections we cannot view safely
- Rot or damp concealed behind fascias or inside walls
- Underground drains, which need a CCTV drain survey
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

Shelley: your questions answered
Will you come out to Shelley?
Yes, Shelley is on our map. A small place gets exactly the same survey as a big one.
Is my home in Shelley listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you use drones?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Is there a good time of year to book a gutter survey?
There’s no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.
What happens after the survey?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Different roofs, different checks
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.
Box and secret gutters
A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We check them where they can safely be seen.
