What a gutter survey looks like in Greensted Green

Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Greensted Green has a long history of building, with Hill Hall about 3.2 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Greensted Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as The Ongar Academy, a written record of a large roof helps plan work for the holidays rather than in term time.

How a gutter survey works in Greensted Green

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. We’re often asked to look into leaking or loose downpipes and sagging gutters and loose brackets, on parapet and box gutters, downpipes and valley gutters.

Somewhere as small as Greensted Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Landlords, agents and block managers in Greensted Green

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey seven days a week, which helps when tenants work during the week.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

When to book a survey in Greensted Green

A good many tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.

Common reasons to book include:

  • Blocked outlets and hoppers
  • Leaking or loose downpipes
  • Overflowing valley or parapet gutters
  • Overflowing eaves gutters

If you live near a park like Weald Common Flood Meadows, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Questions to ask before you book

  • Will the report include photos?
  • What they will not be able to tell you
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What experience they bring

Common questions in Greensted Green

Is Greensted Green within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Greensted Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or email us.

Do you survey underground drains?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

How long does a gutter survey take?

A visit normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea when booking.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Asbestos testing of old gutters, downpipes or soffits
  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters
  • Outlets and hoppers

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Note any damp stains below the gutters
  • Watch ceilings under valley gutters for fresh marks
  • Look out for overflows when it pours
  • Leave gutter checks at height to someone equipped for it

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What happens on the day

Every roof is different; as a rough guide, the survey takes between one and two hours for a house, or half a day or so for a commercial building. If you have questions on the day, just ask. In a small place like Greensted Green, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street
  • If you’re buying, check with the agent that we can get in
