Independent gutter surveys in Pedlars End

Leave it or get it looked at?

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Older cottages and farmhouses around Pedlars End can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

About our gutter survey in Pedlars End

Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you’ve noticed cracked or loose downpipes and water backing up from a hidden gutter, a survey will tell you what’s going on, whatever the roof.

In a small place like Pedlars End, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

Roofs we survey in Pedlars End

  • Outlets and hoppers
  • Eaves gutters
  • Downpipes
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits

How the survey changes by roof type

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We check what’s visible and note what isn’t.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Check the loft with care after heavy rain
  • Include valley, parapet and box gutters when clearing
  • Have gutters cleared at least once a year
  • Watch the gutters during heavy rain

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

Landlords and agents in Pedlars End book surveys as well as homeowners. A written report with photos gives you a clear record of the gutter, which helps you plan work between tenancies.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

FAQs for Pedlars End

Do you cover Pedlars End?

We do. The survey and report are the same in Pedlars End as anywhere else, and visits run on weekdays and weekends.

Is Pedlars End within the area you cover?

Yes, Pedlars End is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

What happens next?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.

How it works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Pedlars End, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Leave side gates unlocked
  • Jot down any questions you want answered
  • Leave a clear route to the loft

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

Advice

Pedlars End homes and their roofs

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like Moreton Church of England Voluntary Aided Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
