How a gutter survey works in Wix Green
Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We’re often asked to look into overflowing valley or parapet gutters and gutters full of debris and silt, on valley gutters, fascias and soffits and outlets and hoppers.
In a village or hamlet like Wix Green, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Wix Green questions
Does being near the coast affect roofs in Wix Green?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows.
Will you come out to Wix Green?
We do. A small place gets exactly the same survey as a big one.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you tell me if my old gutters contain asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
Will you look at parapet and box gutters as well?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Honest limits
Every survey has limits, and it is better to know them up front. Keep these in mind:
- What’s hidden inside a downpipe
- Asbestos testing of old gutters, downpipes or soffits
- Gutters out of sight from each safe vantage point
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Why it’s worth a survey now in Wix Green
A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What we’re asked to look at in Wix Green
Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.
Problems we come across often include:
- Choked outlets or hopper heads
- Gutters packed with leaves or moss
- Sagging gutters and loose brackets
- Overflowing valley or parapet gutters
Historic houses such as Thorpe Hall, about 4.2 miles south, show how far back building around Wix Green goes. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.
What to check before booking

Roofs, chimneys and gutters in Wix Green
Wix Green is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Anyone responsible for a site like Wix and Wrabness Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Wrabness station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

How the survey works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Wix Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Getting ready for the survey
- If you’re buying, let the agent know when we are coming
