Local roofs in Bradfield

The coast is about 1 mile or less from Bradfield, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For site and facilities teams at buildings such as Bradfield Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St Lawrence: its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Mistley station, a dated record of the roof is useful when planning maintenance across a let.

Bradfield is about 6 miles west of Harwich, in Essex. Surveys in Bradfield work the same way as everywhere we cover: a careful look at whatever is safely visible, photos and a clear written report. Bradfield is one of the towns and villages in Essex where we work. Chelmsford is in our area too.

Gutter surveys in CO11 are booked the same way as anywhere else. Streets in the area include The Street, Station Road and Wix Road, and we cover them all. If you are just outside Bradfield, we cover Bradfield Heath (1 mile south-west), Wix (2 miles south-east), Wix Green (2 miles south-east) and Wrabness (2 miles east). Within a short drive, we also cover Colchester (10 miles west), Clacton-on-Sea (9 miles south), Harwich (6 miles east), Camulodunum (11 miles west), Greenstead (8 miles west) and Wivenhoe (8 miles south-west).

Gutter survey in Bradfield

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Typical surveys look at hoppers and outlets full of debris and leaks at the gutter joints, across downpipes, outlets and hoppers and fascias and soffits.

Older buildings in small places like Bradfield may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

What affects the cost of gutter surveys

Prices vary from roof to roof, for these reasons:

  • The number of roofs, including extensions and garages
  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Booking your survey

When you call or email, these details help:

  • Anything about access we should know
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel
  • Dates you are working to, such as exchange

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or email us.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Bradfield, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it is safe to get into.
  5. You get a photo-illustrated written report and recommendations.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • Keep pets out of the way during the survey

Advice

Why get it checked now?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now normally keeps the fix smaller. In a small place like Bradfield, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Gutter survey starts from £150, including VAT.

For landlords and managing agents

Landlords, agents and building managers in Bradfield and across Essex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Honest limits

Before you book, it’s worth knowing what a survey will not do:

  • The inside of a downpipe along its whole length
  • Gutters out of sight from every safe vantage point
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

  • Parapet and box gutters
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers

What we look for on each type of roof

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Bradfield questions

Is the coastal weather around Bradfield hard on roofs?

Often, yes. Bradfield is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you survey roofs for landlords with property near Mistley station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it’s safe and a drone where applicable.

Do you cover Bradfield for gutter surveys?

Yes, we do. We carry out gutter surveys in Bradfield, and the service is the same as everywhere else we work.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Does the season matter for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put by urgency where it matters.
