About our gutter survey in Wrabness
We survey gutters and rainwater systems in Wrabness and right across London and South East England. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it is safe. Time on site usually takes between one and two hours for a house, though large, tall or awkward roofs take more time. The written report follows, with photos and recommendations. If you’re worried about valley or box gutters that overflow inside and gutters overflowing in heavy rain, we can find out what’s behind it.
Older buildings in small places like Wrabness may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Roofs, chimneys and gutters in Wrabness
Wrabness lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
If you own one of the older houses in the streets near Parish Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a survey costs
A few things affect what a survey costs:
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
- Whether thermal imaging or a drone is needed
- Chimneys, valleys, parapets and other details
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
Helping us price your survey
Before you get in touch, it helps to have:
- Any photos you have, taken from ground level or a window
- Any stains, drips or damp patches you’ve seen indoors
- Any deadline, such as an exchange date
- Anything about access we should know
Unsure which package suits your roof? It is easiest to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Pipes below ground level
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Blockages deep inside downpipes
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What a survey covers and doesn’t.
What this survey covers
- Downpipes
- Valley gutters
- Parapet and box gutters
- Outlets and hoppers
- Fascias and soffits
- Eaves gutters
What happens on the day
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Wrabness, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- Clear the way to the loft hatch
- Gather any invoices or paperwork from past roof work
- Keep pets in another room
Booking a survey
Booking is simple: just ring 07833 053749 or email us and give us a few details about the property and we will explain which survey suits. The price is agreed up front.
Advice
What we are asked to look at in Wrabness
Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.
Look out for signs like these:
- Water backing up from a hidden gutter
- Joints that drip after rain
- Gutters packed with leaves or moss
- Choked outlets or hopper heads
If you let a flat or house near Wrabness station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before you book any roof surveyor
- Which viewpoints they use to see the roof
- How long they’ve been surveying roofs
- What exactly goes into their report
- Whether any drone flown is registered with the CAA
How the survey changes by roof type
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Why get it checked now?
Small gutter faults rarely fix themselves. Every downpour adds to the damage, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Older cottages and farmhouses around Wrabness can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.
Why us?

Your questions about gutter surveys in Wrabness
Is Wrabness within the area you cover?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do roofs near the sea, like those around Wrabness, take more of a battering?
It can do. Wrabness is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Could my damp wall be caused by the gutters?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.
Do you survey at weekends?
Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or use the contact form to arrange a day.
When is the best time for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
