How we price roof surveys
Prices always include VAT. What changes the price is:
- How tall the building is and how easy the roof is to see
- The roof’s overall size
- The package you choose: Basic, Standard or Premium
- The type of building, from a house to a block or an office
Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:
- Dates you are working to, such as exchange
- The type of building and roof, such as pitched or flat
- Anything about access we should know
- Photos of the roof, taken safely from the ground or a window
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or email us.
How a roof survey works in Wrabness
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. If you’re worried about leaking gutter joints and downpipes and condensation or damp timbers in the loft, a survey will tell you what’s going on, whatever the roof.
In a small place like Wrabness, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Common questions in Wrabness
How do I find out if my home in Wrabness is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Wrabness station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
How do I book a survey in Wrabness?
Simply ring 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
What we’re asked to look at in Wrabness
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
A survey can pick up problems such as:
- Condensation or damp timbers in the loft
- Lifted, split or missing lead flashings
- Ridge tiles that have lifted or moved
- Slipped, cracked or missing slates and tiles
For landlords with property near Wrabness station, a dated record of the roof is useful when planning maintenance across a let.
What to check before booking
- How soon the report will arrive
- What’s outside the scope of the survey
- Whether the inside of the roof is included
- Is there a chance to talk the report through?
Can I check my roof myself?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What a roof survey looks like in Wrabness
The coast is about 1 mile or less from Wrabness, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take an older house close to Parish Church of All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first.

Useful tips for Wrabness property owners
Some practical points come up on survey after survey. They apply to most roofs:
- Photograph stains when they appear
- Check the roof from ground level after storms
- Hold on to the report for future surveys
- Clear the loft hatch area before we arrive
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
What happens if roof problems are left?
By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for a house, and longer for a large or complex roof. Somewhere as small as Wrabness, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Buyers: confirm access with the estate agent or seller
- Jot down any questions you want answered
