Roof surveys for Wix homes and businesses

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes between one and two hours for most homes, depending on how many separate roofs there are. Somewhere like Wix needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed

How a roof survey works in Wix

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’re worried about gutters that overflow in heavy rain and lifted, split or missing lead flashings, a survey will tell you what’s going on.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Surveys for landlords and agents in Wix

Businesses and commercial landlords can book us too. Larger roofs take longer.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Different roofs, different checks

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Find records of any re-roofing or repairs
  • Mention any damp patches as you book
  • Mention any flat roofs as well as the main roof
  • Keep the report with your property records

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Wix homes and their roofs

The coast is about 3 miles or less from Wix, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

With Thorpe Hall about 4.3 miles south, the area around Wix has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Wix and Wrabness Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Wix is about 5 miles west of Harwich, in Essex. Wherever you are in Wix, we can carry out roof surveys at your property. Wix is one of the places in Essex we cover for roof surveys. Chelmsford is in our area too.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
