Electronic leak detection for homes and businesses in Wix

ELD suits many waterproofing membranes on flat roofs, on homes, blocks and commercial buildings. It helps trace a leak you already have or check a new membrane before handover. Each roof is quoted on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays when conditions allow. Let us know about your roof to find out more. We survey commercial flat roofs, roof terraces and balconies and liquid-applied waterproofing, and common reasons people get in touch are gaps at membrane joints and waterproofing to test before it’s covered.

Somewhere as small as Wix, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Local flat roofs in Wix

The coast is about 3 miles or less from Wix, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Anyone responsible for a site like Wix and Wrabness Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Wrabness station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Wix is about 5 miles west of Harwich, in Essex. Surveys in Wix work the same way as everywhere we cover: a careful look at everything that’s safely in view, photographs and a clear written report. Our area takes in places right across Essex, large and small. There is also a page for Chelmsford.

Here we cover the CO11 postcode area for electronic leak detection. That includes homes and businesses on Hunters Court, Colchester Road and Harwich Road. We also cover the places around Wix: Wix Green (1 mile east), Bradfield (2 miles north-west), Bradfield Heath (2 miles north-west), Great Oakley (2 miles east) and Wrabness (2 miles north-east). Larger places within reach include Colchester (10 miles west), Clacton-on-Sea (8 miles south), Harwich (5 miles east), Camulodunum (12 miles west), Greenstead (9 miles west) and Wivenhoe (8 miles south-west).

The survey, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Somewhere as small as Wix, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear

Advice

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • Carrying out the repair work
  • Moisture spread under the membrane
  • Some conductive membranes

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Green roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Single-ply roofs

How the survey changes by roof type

Bituminous membranes

Bituminous roofs often have laps and old repairs where breaches occur. Testing depends on the roof.

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

Questions from Wix

Does being near the coast affect roofs in Wix?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you come out to Wix?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.

Is the repair part of the test?

No, our part is finding the breaches. The report gives your roofer the locations.

How does ELD work?

A sound membrane blocks the test current, but a hole lets it through. That lets us find breaches that are too small to see.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

When to book a survey in Wix

Water travels under flat roof membranes. The leak may show some distance from where water gets in, so tracing it by eye is difficult.

Most people get in touch when they’ve noticed something like this:

  • Gaps at membrane joints
  • Holes left by work on the roof
  • Leaks through a flat roof with no obvious cause
  • Breaches around outlets and penetrations

Thorpe Hall lies about 4.3 miles south, so building around Wix goes back a long way. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof.

Choosing a roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What’s outside the scope of the survey
  • Whether VAT is added on top
  • Whether the inside of the roof is included

Useful tips for Wix property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Use boards when working on the roof
  • Tell us about the membrane and build-up if you know it
  • Don’t leave water getting in
  • Note where leaks show inside and when

If water has been getting in, insulation under the membrane may be wet. Your roofer can advise on that and other checks can help judge it.

Consider testing a new membrane before it’s covered. It is easier to find holes before more layers are added.
