About our thermal roof survey in Wix
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. You can ring 07833 053749 or use the contact form with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. Common reasons to book are possible trapped moisture under a flat roof covering and water getting in at parapets and stacks, across flat roofs, commercial roofs and pitched roof slopes.
In a village or hamlet like Wix, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
After the visit, you get a report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What you can safely check yourself
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Tips that help
Most of what helps is simple and safe from the ground. Our suggestions:
- Keep the report to compare against after any repair
- Tell us where and when you’ve seen damp or stains
- Don’t climb onto the roof to look for leaks yourself
- Clear leaves from outlets and gutters each autumn
Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Check loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.
What a survey costs
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- The use of thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £400, including VAT.
Helping us price your survey
Here’s what helps us most when you get in touch:
- The type of building and roof, such as pitched or flat
- Any marks or damp showing indoors
- What’s prompted the survey
- How the loft is reached, if there is one
Once you know what you need, ring 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere as small as Wix, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Make a note of anything you’d like us to look at
- Show us where any leaks or stains appear

What we can’t see
We only report what can be seen safely on the day, so there are some things a survey cannot cover:
- A structural engineer’s assessment
- An energy rating for the building
- The condition of timbers we can’t see
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.
What this survey covers

- Ceilings below the roof

Wix: your questions answered
How do I find out if my home in Wix is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Wix?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
How long will you be at the property?
Expect it to take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email, on the timescale of your package.
What happens next?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Does thermal imaging detect leaks directly?
Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That is why we check any patterns with moisture readings.
Can you do a thermal survey in any weather?
The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.
Landlords, agents and block managers in Wix
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Freeholders and residents’ companies use a roof report to plan and budget.
What a thermal roof survey looks like in Wix
Wix is within about 3 miles of the coast, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If your house is among the older ones in the streets near Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Thorpe Hall lies about 4.3 miles south, so building around Wix goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. For site and facilities teams at buildings such as Wix and Wrabness Primary School, a drone or thermal camera can show a large roof in a single visit.
