Flat roof survey in Wix

Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’re worried about failed seals around rooflight kerbs and damaged trims at the roof edge, a survey will tell you what’s going on.

Somewhere as small as Wix, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Leave it or get it looked at?

Before replacing a flat roof, it is useful to know if you really need to. Sometimes some details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. For an older or listed building in a place like Wix, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Landlords, agents and block managers in Wix

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Different roofs, different checks

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Wix, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Let us know where we can park nearby
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Make a note of anything you’d like us to look at

What we are asked to look at in Wix

Water that does not drain sits on the roof and speeds up wear. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Common reasons to book include:

  • Loose or cracked edge trims
  • A sagging deck under the covering
  • Splits and cracks in the covering
  • Failed seals around rooflight kerbs

The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Before booking anyone

  • Whether the roof space is looked at, where there is one
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is VAT included in the price?
  • What exactly goes into their report

What a good roof survey covers

Wix: your questions answered

Will you come out to Wix?

Yes, Wix is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Wix is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take an hour or two for a house; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.

Will this cover the whole house?

No. It’s a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Flat roof surveys in Wix: local notes

Wix lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Historic houses such as Thorpe Hall, about 4.3 miles south, show how far back building in the area around Wix goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you let a flat or house near Wrabness station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Wix and Wrabness Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Wix is about 5 miles west of Harwich, in Essex. Bookings from Wix are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Essex. You can also see our page for Chelmsford.

Surveys in CO11 work the same way as everywhere else we cover. If you need a flat roof survey at a property on Hunters Court, Colchester Road and Harwich Road or anywhere close by, we can help. Further out, we also cover Colchester (10 miles west), Clacton-on-Sea (8 miles south), Harwich (5 miles east), Camulodunum (12 miles west), Greenstead (9 miles west) and Wivenhoe (8 miles south-west).
