Flat roof survey in Wrabness

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We survey felt flat roofs, mastic asphalt and GRP fibreglass, and the problems we are asked to look at most are splits, cracks and crazing and pools of water lying on the roof.

In a village or hamlet like Wrabness, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Questions from Wrabness

Does a conservation area affect roof work in Wrabness?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Wrabness within the area you cover?

Yes, Wrabness is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Is a flat roof survey the same as a building survey?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

How do you inspect a flat roof?

Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Rural addresses near Wrabness can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Tell us about parking before the day
  • Make sure the loft hatch can be reached
  • Have any questions written down, so nothing gets missed

Advice

Rented homes, blocks and businesses

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.

Freeholders and residents’ companies use a roof report to plan and budget.

What we look for on each type of roof

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Flat roofs in Wrabness

The coast is about 1 mile or less from Wrabness, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you let a flat or house near Wrabness station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What happens if roof problems are left?

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Older and listed buildings around Wrabness may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Do you need a flat roof survey in Wrabness?

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

A survey can pick up problems such as:

  • Pools of water lying on the roof
  • Water getting in at rooflights
  • Failed upstands where the roof meets a wall
  • Blisters and bubbles in the covering

If your house is among the older ones in the streets near Parish Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
